BACKGROUND
The Northwest Regional Planning Commission (NRPC) seeks qualified general contractors to provide construction estimation and design oversight services for an Accessory Dwelling Unit (ADU) and Duplex Assistance Pilot Project.
SCOPE
The project will provide up to 10 property owners with one site visit and preliminary estimate for their project. If site conditions and local regulations are favorable and the property owner wants to proceed, the project will provide up to 5 property owners with 50% of the design costs to create an ADU or convert single family home to a duplex.
The selected contractor will conduct site visits, prepare the preliminary estimates, and oversee the design contractor. We invite qualified and experienced general contractors to submit their qualifications for consideration. The total budget amount for these tasks is $16,000.
QUALIFICATION REQUIREMENTS
Demonstrated experience in residential construction;
Proof of appropriate licensing and insurance coverage;
Track record of completing projects on time and within budget;
Ability to provide references from past clients or projects;
Capability to manage project costs effectively.
SUBMISSION GUIDELINES
Interested contractors are requested to submit the following documents:
Company profile including contact information and key personnel.
Details of relevant experience and client references.
Copies of relevant licenses, certifications, and insurance coverage.
Financial statements or other evidence of financial stability.
Any additional information or qualifications that may be relevant to the project.

CONTRACTING
The Consultant, prior to being awarded a contract, shall apply for registration with the Vermont Secretary of State’s Office to do business in the State of Vermont, if not already so registered. The contract will not be executed until the Consultant is registered with the Secretary of State’s Office.
Prior to beginning any work, the Consultant shall obtain Insurance Coverage. Certificate of insurance coverage shall be documented on forms acceptable to the NRPC.
